Step 1: Certificate of Compliance & Quote

A Certificate of Compliance is required prior to the sale of any property within Riverstone. The fee is $225 for a 4-5 business day processing time. Rush options are available. This is due upfront. The Certificate is good for 6 months and comes with a statement of account and quote of fees due at closing that is good for 10 days. The Inspection Authorization form will need to be completed and returned before this order can be processed. Instructions to do so will be emailed immediately upon checkout.

Step 2: Fees Due at Closing

Transfer Fee (Buyer)	$250
Reserve Fund Fee (Buyer)	$1,268
Foundation Fee (Seller)	One Quarter of One Percent (0.25%) of the gross sales price of the home
Past Due Balance (Seller)	as applicable
Next Year's Assessment (Buyer)	TBD: Collected on closings in November & December

The 2024 Annual Assessment is $1,268. Some homes have additional Neighborhood and/or Lake assessments. Assessments are due in January.

Step 3: After Closing

Welcome to Riverstone! After closing, the Title Company is responsible for mailing closing documents and checks. Please mail them to:
