Compliance - Deed Restrictions & Modifications

The Riverstone HOA Compliance Department oversees deed restriction enforcement for the community according to the governing documents for the Association. These restrictions are in place to help our residents maintain a high quality of life in neighborhoods that are consistent in appearance and quality, while allowing as much as possible, individual expression. 

In addition to deed restriction matters, our Compliance Department can also provide residents with guidelines and submittal information for property modifications and improvements. Prior to making any changes to the exterior of your home, each Owner is obligated to submit an application for architectural review. This includes changes to exterior paint palettes, irrigation systems, landscaping changes, patios, pools, outdoor kitchens, basketball hoops, play structures, and many other property improvements. 

Modification submittals are reviewed by the Architectural Review Committee the first Wednesday of each month. Completed modification forms are due on or before Thursday at 5:00pm prior to the scheduled meeting. Please review the Architectural and Modification Guidelines (Revised 2024) prior to completing the ARC Modification Request Form. Modification Rush Information-

If you would like to have your application reviewed within 5 business days, a complete application must be submitted along with a non-refundable $125.00 Application Rush Fee.

(The review time will not begin until all relevant information has been received for the application)

** Please note that the Rush Fee does not guarantee approval for the modification submittal, it is only to expedite the review of the application before the next monthly review meeting.

**Please note that more complex or involved applications such as, room additions, patio covers, or applications with numerous items, etc., will not be able to be rushed and will need to go to the ARC committee meeting for review. Complex modifications are considered modifications that will require detailed drawings and must meet current ARC guidelines.

Modification (Refundable) Deposit Information-

Major modifications/Swimming pools require a deposit to be submitted along with the modification application. A major modification includes but is not limited to room editions, patio covers, improvements in the LID easement area. All swimming pools require a deposit as well. Please refer to the modification application for more information on the deposit.
